Multi-Level Front Yard & Driveway Rebuild in Saanich

The challenge
This Saanich property had an outdated driveway and an underutilized front yard that struggled with drainage and limited parking. The grade changes across the lot made the space feel awkward and inefficient, especially during heavy rain. The homeowners wanted more usable space, better water management, and a clean, modern look that would hold up long term.
They also wanted the project planned properly from the start, including future lighting and irrigation, without cutting into finished surfaces later.
Our solution
We began by removing the existing driveway and fully clearing the front lot. From there, we designed a multi-level retaining wall system to manage elevation changes, improve drainage, and unlock more functional space for parking and access.
Proper base prep was critical on this project. We brought in and compacted substantial amounts of road base, screenings, and soil to ensure stability, drainage, and long-term performance. All conduits for future landscape lighting were planned and installed during construction, and the irrigation system was carefully routed so it would remain protected beneath the new driveway and hardscape.
The end result is a front yard that looks structured, drains properly, and works far better for daily use.

The result
This Jasmine Road project completely transformed how the property functions. The new retaining walls created usable, level space while solving drainage issues that had plagued the front yard for years. Because everything was planned upfront, the homeowners are also set up perfectly to add landscape lighting in the future without disruption.
